How do I start?
For many home owners, renting out their first property can be a daunting task. What happens if something breaks? How will I find a good tenant? What if they don't pay the rent? These are just some of the myriad questions that arise. Here at Walker & Waterer Lettings, we make things as simple as possible, and provide any guidance that a landlord may need.
Insurances
Always vital. You will need at least buildings insurance. There are specific Landlords Insurance policies that cover buildings, with some including a level of Landlords contents cover. These will also include Public Liability. You can also arrange to insure your rental income, with a 'Rent Guarantee' policy.
Safety
Properties should have a smoke alarm in each of the bedrooms also one in the landing and one in the hallway. A Carbon Monoxide alarm should also be fitted to ensure the safety of any tenants.
It is also compulsory to have a CORGI registered engineer check any gas installations once a year and an electrical inspection should also be carried our annually. We require a copy of both the Gas Safety and Electrical Inspection Certificate for our files.
Inventory
It is important to create a full inventory of everything you leave in the property. This will list the condition of the property, the furnishings and the decoration.
Tenants will be 'checked in' to the property using the list, and 'checked out' using the same list. This will ensure that your property is left in the same condition, with the same contents, as it was before the tenant occupied it.
Walker & Waterer Lettings can arrange to have an inventory list drawn up, using an independent company.
Deposit
Tenants of course will be required to pay a deposit equivalent to one months rent plus £100 for any dilapidations the property may suffer. This deposit is held by us, and will be returned to the Tenant at the end of the tenancy, provided there has been no damage, or anything missing from the inventory list.

Our Services
Walker & Waterer Lettings offer three levels of service to our Landlords, at very competitive prices.
Option One
Tenant Find Only. We will find your Tenant, accompany the viewings, provide a full referencing of the tenants, draw up a tenancy agreement and move them into the property.
Our fee for this level of service is:
Three weeks rent + VAT
Option Two
Tenant Find and Rent Processing. Our service for Option 2 is the same as Option 1, plus we will process the rent and transfer into your designated bank account. We care about your property, therefore we are also pleased to offer quarterly inspections.
Our fee for this level of service is:
Two weeks rent + VAT + 12% of rent pcm.
Option Three
Full Management. Includes both Option One and Option Two levels of service, and additionally includes the maintenance and quarterly inspections of your property. With our Option Three service, you can have total peace of mind with no need to worry about your property.
Our fee for this level of service is:
One weeks rent + VAT + 14% of rent pcm.
Maintenance & Finance
We have a dedicated maintenance & finance department who will deal with any maintenance issues that occur on your property. They are also there to deal with any queries that you may have and the processing of your rental payment.
